Noida was once known for affordable property, people who could not buy a house in Delhi used to make their homes in Noida because of its proximity to Delhi, but now property prices are skyrocketing here too. People have to pay more than Rs 1 crore for a 2bhk flat. Especially for middle class people, it is becoming impossible to buy here. In such a situation, people are now looking for such areas where they can get a house in their budget at a lower price. In the same budget in which a small 1BHK flat is available in Noida, it can be possible to buy a big and comfortable 3BHK flat in its neighboring cities.
Noida In many prime sectors of the city, especially in central and prime locations (like Sectors 77, 78, 43, 128), the price of a 1BHK apartment can range from ₹40 lakh to ₹60 lakh or even more, while in the luxury segment it is even higher. In such a situation, you can plan to buy a house in these areas.

Faridabad, which is well connected to Delhi and Gurgaon, has emerged as a strong option for affordable housing. Here you will get houses available at lower rates compared to Noida. In many areas of Faridabad, 3BHK flats will be available for up to Rs 60 lakh, whereas in Noida you will hardly find even 2BHK in this range.
The price of 1BHK (450-700 sq ft) in Noida ranges from Rs 35 lakh to Rs 55 lakh, whereas in Faridabad, the price of 3BHK (900-1400 sq ft) is Rs 40 lakh to Rs 65 lakh. According to Magicbricks, sectors like Sector 78, 82, 84, 86 and 89 of Faridabad have affordable housing schemes and mid-segment societies from different builders, where 3BHK apartments can be found in the range of ₹40 lakh to ₹60 lakh.
There is also good connectivity with Noida and Delhi through the Delhi-Faridabad Metro Line and the Agra Canal Road/Faridabad-Noida-Ghaziabad (FNG) Expressway. Being an old city, the education, healthcare and commercial infrastructure here is quite strong.

Affordable home options in Sohna also
Due to skyrocketing prices in core areas of Gurgaon, investment trend is now moving towards affordable corridors of Sohna and New Gurgaon. This area is a new option for investors who want to take advantage of the future growth of Gurgaon. Under the Affordable Housing Policy of Haryana Government, 3BHK apartments are available in these areas in the budget of ₹ 50 lakh to ₹ 65 lakh. In some older schemes, 3BHK options are also available between ₹30 lakh to ₹45 lakh.
The connectivity of this area is improving rapidly due to Gurgaon-Sohna Elevated Corridor and KMP Expressway, which is expected to increase the property values significantly in future. Gurugram’s proximity to major corporate hubs makes it attractive for working professionals.
Yamuna Expressway Industrial Development Authority (YEIDA) Area
Beyond Noida and Greater Noida, the developing areas along the Yamuna Expressway have the potential to become a major real estate hub in the future. 3BHK can be found in many areas in YEIDA area ranging from ₹40 lakh to ₹70 lakh. Many new projects are coming up in Sectors 17A, 20, and areas near Buddha International Circuit, where big-sized 3BHK flats and villas are available at lower prices than 1BHK in Noida.
